I’ve said it before, and I’ll say it again: buying a home is a deeply personal decision. But what it shouldn’t be is an emotional reaction to a headline — or a meme — about the economy.

Here’s the reality:

The economy is doing better than people feel. Mortgage rates aren’t sky-high. They’re where they should be — keeping inflation in check without sending the market into cardiac arrest. Could they go up? Sure. Could they dip? Maybe. But if you’re waiting for the “perfect moment,” I hate to break it to you: that moment usually only shows up in hindsight.

There’s an old line in real estate — I’ve seen it credited to a few people, but whoever said it first got it right:

The best time to buy a home was 20 years ago. The second-best time is today.

Now, that does NOT mean everyone should go out and buy a house right now. Some people shouldn’t — and I’ve told plenty of clients that very thing! If it’s not the right fit, or the timing’s wrong for your life? I’ll be the first to say, wait.

But don’t let fear be the thing that stops you.

Don’t let a dip in consumer confidence convince you that the sky is falling when the data says otherwise. Retail spending is up. Unemployment is low. Inventory is finally growing. And higher-net-worth buyers? They’re not sitting around waiting for a magical interest rate drop. They’re buying. Quietly. Strategically.

Meanwhile, too many would-be buyers are sitting on the sidelines, talking themselves out of opportunities that could’ve put them on the property ladder or grown their equity before appreciation catches up to them again.

It’s not about timing the market. It’s about knowing yourself, your goals, and your tolerance for uncertainty — and then making a move when it’s right for you. Not Twitter. Not your cousin in Idaho. Not that one economist who predicted the crash in 2008 and now gets quoted forever.

So if you’re sitting there wondering, “Should I buy right now?”—let’s talk. Not because I want to sell you something. But because you deserve better than fear and guesswork.
