San Francisco Home Sales Data – February 2008

Another month has gone by. January came and went and then February feels like it didn’t even happen. I guess it’s true what they say, as you get older, time flies by that much faster. Even the extra day we had this year didn’t make February seem to last any longer. But the good news is that it’s over and you can now have the sales statistics. Aren’t you excited??? 🙂

The number of sales increased a good bit from January. Median sales price took a hit in single family homes while the other sectors did much better. Average days on market though is drastically down. (That’s a good thing for seller – that means things are moving FAST again. But it’s a bad thing for buyers – that means you need to be ready to jump on any good deals that come along.)
So here’s this month’s summary of home sales pulled directly from the MLS. Remember, these are all closed sales and not pending sales.

  • 129 Homes Sold
  • Median Sale Price was $810,000
  • Minimum Sale Price was $360,000
  • Maximum Sale Price was $9,500,000
  • Median Selling Price was 100% of asking price
  • Median Days on Market was 28
  • Median Selling Price for homes that sold within 30 days was 104% of asking price

Condominiums, Lofts & Co-ops

  • 119 Homes Sold
  • Median Sale Price was $764,000
  • Minimum Sale Price was $275,000
  • Maximum Sale Price was $2,700,000
  • Median Selling Price was 99% of asking price
  • Median Days on Market was 35
  • Median Selling Price for homes that sold within 30 days was 103% of asking price

TIC’s

  • 29 Homes Sold
  • Median Sale Price was $714,000
  • Minimum Sale Price was $215,000
  • Maximum Sale Price was $1,525,000
  • Median Selling Price was 96% of asking price
  • Median Days on Market was 50
  • Median Selling Price for homes that sold within 30 days was 101% of asking price
