A Mugging in Nob Hill – A Safety Reminder for San Franciscans

November 5, 2009 By Luba

mugger

I got a very disturbing email from a friend today.  It went like this:

Last night as I was coming home from meeting a friend, I got mugged by two guys. It happened right outside my building. I’m okay, but they roughed me up a bit and it was obviously a scary situation. I think I’m still in shock, as I’m always very self-aware of my surroundings (and have always been paranoid about people following me too closely when I’m walking by myself) and can’t really believe that this happened.
I knew there was someone behind me who had been matching my pace for a couple of blocks. When I sped up, he sped up. It was dark and no one was outside. I thought about stopping outside the restaurant at the corner of my block, where there were diners in the window but no one outside. I didn’t, because I didn’t want to act like anything was wrong or make myself seem vulnerable, which was the same reason I didn’t look over my shoulder. I live half a block up, so I just kept going and walked faster.
Of course, that was really stupid. As I was outside my building putting my keys in, one of the guys approached me very calmly as though he just happened to have the same destination. He even said, “Excuse me ma’am,” before they started overpowering me.
The second dumb thing I did was not give them my purse. I didn’t even realize that I was doing it, because they were extremely violent and I was just trying to protect myself. I didn’t know I was still holding on to my bag.
The third thing I did was start screaming. Incidentally, I found out later that most of my neighbors thought the source of the screaming was from tourists on the cable car going down the hill. But the two dudes kept beating me, so then I started screaming, “Help!” over and over again. That’s when they ran away, and when my neighbors came out.
I just wanted to share what happened because I think we could all use a reminder of what to do if you ever find yourself in a similar situation. Lots of times I’ve stopped in a populated area and waited for the person to pass, and it was stupid of me not to do that last night. I also should have just given them my bag and I could have avoided violence, but I just didn’t think. Also, remember to scream for help. Even my neighbors who didn’t think about the cable car screamers got their asses outside when they heard a woman screaming for help and realized it was serious.
I also wanted to mention this because my cousin was mugged with her friend at gunpoint in the Inner Richmond a few months ago (they were smart and handed their stuff over right away). There have also been a couple of other muggings in my neighborhood that I’ve heard about. One women got punched in the face right in front of the fire station on a weekday afternoon–an anomaly, I’m sure, but still.
Be careful, and feel free to pass this on to your friends.

So.  Short of packing an illegal weapon, what CAN a woman (or anyone for that matter) do to protect oneself?
Well – one is learning self-defense.  I’m a big fan of Krav Maga – a no-nonsense martial art.  I’ve only taken a few lessons, but this incident reminded me that it’s time I take more.  I also contacted them to see if they’d be willing to pass on some specials to readers of this blog and my newsletter.  You MUST mention my name (Luba) to get the specials….

  • First off – FREE 3 day pass.  Unlimited access to 60+ classes 7 days/week! Krav Maga – Strength Training – Yoga…etc.
  • Secondly – Sign up for a 6-month or 1year contract and pay only $1 for the months of November & December!

And if you think you don’t want to take a lesson, or would like something to protect yourself in the meantime, you may want to consider some sort of personal protection.  A taser is actually legal, and unlike pepper spray, works even if your attacker’s face is covered.  One of my clients purchased the C2 version and thinks it’s great.  We’re hoping to get them to offer our blog readers a discount – but we haven’t heard confirmation from them yet.
But even if you know how to protect yourself, remember, nothing beats common sense and listening to your instincts.
San Francisco may be the best place on earth to live, but even in a typically safe neighborhood like Nob Hill, where this incident occurred – you need to be aware that there are bad people out there and be ready to protect yourself.  And if that means screaming “HELP” or even screaming “FIRE”, then you do it.  And give up your stuff – it’s NOT worth your life.

More Animal Spotting – Tigers in the Haight

Tiger House in the Haight

Tiger House in the Haight

I’ve been on a roll snapping pictures of houses with a little more character in the City.  But this one comes to me from Wolf Davidson, who has asked me to identify him as “a VERY pleased client.”  😀  (I helped him sell his home last and he now lives in Oregon with his fiancee!!!  Congrats, Wolf!!! :-))

I’m not sure when Wolf snapped this photo, but it seems to be a home on Frederick Street in the Haight District.

If you’re got more unique homes to share with readers of The Friendliest San Francisco Real Estate Blog, send them over!

San Francsico DPW Map from 1997

SF Department of Public Works Map from 1997

SF Department of Public Works Map from 1997

I was digging through emails that I meant to get to “one day” on my quest to someday address all the things on my “to do” list when I stumbled upon an awesome map that Mark Pfeiffer, reader of The City Update(TM) – San Francisco’s Friendliest Real Estate Newsletter, sent to me MONTHS ago!!!  Geez – I knew I was behind, but not THAT behind!!!!

Hi Luba,
I like your newsletter.  I thought you might be interested in the attached map of San Francisco Neighborhoods that was put out by the Department of Public Works in 1997.  My wife has worked for “the city” for 35 years, in DPW and now PUC, and she gave me a copy of  this map when it first came out.  I’ve searched the DPW web site and have been unable to locate it, so I scanned it.  I’m sorry about the cropping, but my copy is in 81/4”x17” format.

Thanks, Mark!!!  The map is AWESOME!  And I haven’t had time yet, but I’d like to see how it lines up with the SFAR map.

I’d also LOVE to know if anyone has a more current map???  Anyone in DPW now???  Email me if you do!
And for that matter, email me if you come across ANYTHING cool and San Francisco related! Readers don’t just want to read about San Francisco Real Estate, they want to read about San Francisco!  Right? 🙂

Da' Jungle in Da' Noe Valley

October 26, 2009 By Luba

I swear one of these days I will start carrying around a real camera with me, though I can’t say my photos will come out any better! 😉
I see this house all the time when I drive down Church Street to my office in Noe Valley – but never manage to find a minute to stop.
But, I decided today would be different.
My favorite parts of the artwork? The cheetah that looks like he wants to eat me and the sloth that just makes me sleepy. 🙂
Feel free to email me any of your unique San Francisco photos. I’m happy to share them with the readers because this blog isn’t JUST about SF real estate, it’s ALL about San Francisco. 🙂

Noriega Street Medians Getting a Facelift

October 26, 2009 By Luba

Divisadero isn’t the only place in San Francisco getting a makeover.
Noriega Street was recently repaved and these little “traffic calming” medians were installed.  Sadly, they sat around naked and plantless for a few months.
But when I recently spoke to Carmen Chu, the Sunset District’s supervisor, she had mentioned that plants were their way.
I happened to be driving by today and caught the median greening IN ACTION! And in fact, most of Noriega Street’s medians are already finished and at the rate these SF employees are moving, I think there’s a good chance they’ll all be done today.
There’s nothing like watching the City you love get improved, even if it’s a few square feet at a time. 🙂

Wild Horses in the Outer Sunset

October 20, 2009 By Luba

This has got to be one of my favorite houses to walk past down on the Great Highway… always reminds me of the Rolling Stone’s song “Wild Horses.”
Too bad my cameraphone doesn’t have a wide angle lens to capture all of the artwork.
Do you have any shots of unique San Francisco images?
Maybe even some, like this one that you’d never see if you were just driving by?
Send them on over and I’ll post your secret San Francisco photos too. 🙂

Reduce, Reuse, Recycle in Noe Valley

October 15, 2009 By Luba

I got stuck parking a litle further from my Zephyr Real Estate office than usual today.  But I guess it was one of those serendipitous sorts of things.
I’ve been trying to go “green” just like everyone else is (or should be) doing.  So I was pretty excited to stumble on green11.
Located at 3980 24th St at Noe, green11 has all sorts of organic beauty products AND biodegradable cleaning supplies.
Big whoop, right?  Even Target sells those, right???
Well, green11 lets you bring in your OWN container, that’s right, ANY container and they fill it up for you from their big bottles full of organic and biodegrable goodness.  So that Tide detergent bottle you have?  Bring it on down, fill it up with some eco-friendly detergent, feel good about being green and then go home and do some laundry.
My favorite part???
Their “business cards” are scraps of brown paper bags that have been cut down and their business info is stamped with a rubber stamp.
Anyhow – it’s just one more EASY way that you can reduce your footprint on our precious planet.

San Francisco's AlertSF: Emergencies in your Inbox

September 28, 2009 By Luba

I’ve talked about AlertSF before. It’s a text based emergency notification service that sends emergency updates for San Francisco.
You can set it up to send text message updates just for the zip codes you care about (like where you live or work or where your kids go to school) or if you’re like me and travel between zip codes in the blink of an eye, you can subscribe to all San Francisco emergency alerts. (AlertSF can also email you if that’s your preference.)
Best part – text messaging works when nothing else does. During Hurricane Katrina, while other methods of communication failed, texting didn’t.
Registration is free. Go to http://www.alertsf.com to set up your account today.
Oh, and if you’re reading this San Francisco Real Estate blog, you can scroll down and see the latest SF emergency alerts on the bottom right hand side.
Stay safe, San Francisco!

NUMBER OF UNITS is the equivalent of number of sales/transactions. For condominiums, each unit is treated as a sale. For 2- to 4-unit buildings, the “building” is treated as a sale.
NUMBER SOLD is the number of properties in the market segment that closed escrow during the month.
NUMBER FOR SALE is the number of active properties on the market for one day or more during the month.
MEDIAN PRICE (SOLD) reflects the “middle” price point of a group of properties that have successfully closed escrow on a monthly basis, i.e. half sold for more and half sold for less than the median price. Tracking the movement of median prices over time provides a good indicator of the direction market forces are moving.
If the percentage change is positive between the two periods then there is upward pressure on prices in that market segment. If the percentage change is negative between the two periods then there is downward pressure on prices in that market segment.
AVERAGE DAYS ON MARKET (DOM) reflects how long it has been taking (on average) to draw an offer on a reasonably priced property exposed to the market. The AVERAGE DAYS ON MARKET is defined as: The average number of days it took all of the properties that went under contract during the period to accept a first position offer.
MONTH’S SUPPLY OF INVENTORY (MSI) is a measure of how long it would take, in months, to sell the existing inventory at the current sales rate for the specific neighborhood and property type. The MONTH’S SUPPLY OF INVENTORY is defined as: The number of active properties on the market for one day or more during the month, less the number of properties that have been withdrawn or expired, divided by the number of properties that have gone under contract during the month.

Coming SOON! Single Family Home in Noe Valley: 2BR 1BA $699K

July 21, 2009 By Luba

IMG00416

Yes, you read that list price correctly.

It’s not a short sale, it’s not an REO, it’s a single family home in Noe Valley that’s been in the same family since the 1960’s!

Built in 1900, it’s a 2BR 1BA single family home with a dining room that is move-in ready.  It has new carpets (with softwood floors under the carpet that can be refinished), new appliances in the kitchen (including a Wolf stove and stainless steel fridge) but could use a little TLC to make it really sparkle.  It is also is zoned RH2, so the possibilities are endless.  There is no parking, but most of the neighbors have added a garage at street level.

We will be setting an offer date for this property but I wanted to give my blog readers a heads up that it’s coming, it’s coming soon, and it won’t last long!

Call me at 415–307–1392 or email me if you have questions!
